Buy property in Turkey

Buying a property in Turkey and buying a property in Europe are very similar procedures.

If you are “almost” decided on a property, but you are not 100% sure yet, you can book it. The reservation is, of course, free of charge for you.

If you have decided to buy the property, we will draw up a legal purchase contract with you on behalf of the owner/seller. Unlike in many European countries, the transfer of the property into the name of the new owner takes place exclusively at the Cadastral Office (” TAPU Office” in Turkey ) and not at a notary. A notary in Turkey has no right to carry out such acts.

Once the purchase contract is signed, you will be required to pay a deposit (20% of the purchase price). We will then apply to the local Cadastral Office to transfer the property on the title deed. For this we will need certain personal details from you (such as your father’s and mother’s names), a copy of your passport, passport size photographs (4 of them) and a tax number, which we will apply for at the tax office.

The time to transfer the property to a foreigner usually takes 1 – 5 days. We will do all the administrative procedures related to the purchase, such as obtaining the taxable value of your property from the municipality, for you in advance. At the Land Registry we regularly ask if the transfer into your name and your title deed is ready. Once this has happened, we will inform you immediately and ask for a date and time for you to attend the Land Registry.

Ideally, both the buyer and seller are present at the Land Registry during the transfer of the property. If you are unable to attend the transfer, it is possible for you to grant us a power of attorney. This power of attorney must be certified by a notary public. If you do attend the land registry office, apart from you, the seller, we as the real estate agent and the court interpreter who must be present according to the Turkish law will be present there. Before the transfer to the title deed you must pay the rest of the purchase price , taxes and fees of the property in Turkey.
